Vacant land is the easiest thing to lose quietly.

No tenant calls you. No bill arrives. A plot can change under you for years in silence — unless someone you trust walks it on schedule and puts the evidence on record. That's the job.

Why plots need their own protocol

Almost all property-management content in India is written for tenanted flats. A plot has no tenant, no meter to read, no rent to chase — and that absence is exactly the risk.

Encroachment creeps, it doesn't announce

A boundary moves a little during a neighbour's construction. A shed appears 'temporarily'. A path becomes a habit. Each step is small enough to ignore — until reversing it means a dispute.

Possession is a legal clock

Under India's limitation law, long, open, unchallenged occupation of land can ripen into an adverse-possession claim — the commonly cited window against private owners is 12 years. Whether any claim would succeed is a question for your lawyer; what's certain is that a dated, photographic record of your plot standing unoccupied is exactly the evidence you want on your side.

Paper problems surface late

Notices get pasted at the plot, not emailed to Dubai. Municipal dues, mutation gaps and boundary-wall violations are cheap to address early and expensive to discover years later.

What monitoring includes

The boundary walk

A named rep walks your boundary on schedule — corner to corner, with geo-tagged photos at each corner and along each side. Same route every time, so month-on-month change is visible.

The watch list

Neighbouring construction, new structures or material on your land, fencing and signage condition, unauthorised use, and anything pasted or painted on your walls — photographed and logged.

The dated record

Every walk lands in an append-only log with GPS fixes and authenticated photos. If a dispute ever comes, you (or the advocate you choose) start with years of dated evidence, not memories.

Plot questions, answered

How often should a vacant plot be visited?

Monthly is the working default for city plots — frequent enough that encroachment, dumping, or notice-pasting is caught within weeks, and every visit extends your dated evidence record. Plots under construction pressure nearby may justify more; your schedule is set in your plan and can change as conditions do.

What happens if you find encroachment on my plot?

We document it immediately — photos, GPS, measurements where possible — and alert you the same day it's verified. What happens next is your decision: we can coordinate fencing or signage through vetted vendors with approve-first quotes, and if you engage a lawyer, they receive a complete, dated evidence file. We never take legal action ourselves and never confront anyone on your behalf.

What does plot monitoring cost?

Plots fit the same flat per-property subscription — founding-client pricing from ₹2,499 per property per month — with the visit cadence set to your plan. One-off jobs (fencing coordination, a boundary-wall repair, an urgent check) are quoted in writing per job.

Can you put up fencing, signage, or a boundary wall?

We coordinate it: vetted local vendors quote, you see the quote with photos and approve, work is photographed in progress and on completion. You never pay for work you didn't approve in writing.

Do you also handle farmhouses?

Yes — farmhouses combine a structure check with a land walk: the house gets the condition inspection, the acreage gets the boundary protocol, and both land in one report. If the property has a caretaker, we verify rather than replace them — the evidence record stays independent.

Do you verify my plot's papers or title?

We keep your documents organised in a private vault with expiry reminders, and we can coordinate paperwork with your CA or lawyer. We don't issue title opinions or legal verdicts — that stays with your advocate; we make sure they get complete, dated inputs.
